The building is designed with a structure of G+4+PH (ground floor + four floors + penthouse) and three underground levels. The underground floors determine the spatial capacity of the above-ground levels, while the shape and position of the plot, the building zone and functional requirements influenced their volume and architectural form. The underground levels accommodate a garage and technical support spaces, with vehicular access provided directly from the street via a two-way ramp. They are connected to the above-ground part of the building through two vertical cores. The usable space on the above-ground floors is organized partly as business apartments and partly as office space. The entrances are aligned with the internal functional division of the building, with separate entrances for each zone accessed directly from the street. The ground floor is designed partly for office space, partly for business apartments, and partly as an independent commercial unit with direct street access. The business apartments are designed as two-room units with an average net area of 55–60 m². The office part of the building is conceived as open-space offices. Internal vertical circulation is provided through two independent cores.

Along with the planning development of the area between Radnicka, Kirovljeva and Visoka Streets, a study was conducted to serve as a spatial verification of planning constraints and development potential for the newly designed building within the low-rise commercial zone (K2). This study represents the starting basis for the further development of the office building project through all subsequent phases. It includes a graphic elaboration of the selected conceptual variant through two-dimensional schematic drawings and three-dimensional spatial models. Urban planning parameters and functional requirements defined the program framework and design brief, while the study, by overlapping functional schemes with user movement patterns, thoroughly examined and confirmed the spatial potential of usable floor areas.
