Within the area covered by the Plan, public-use areas include planned public traffic surfaces and an infrastructure corridor, while land for other purposes is designated for commercial activities. Along Trgovacka Street, which is a first-category state road, and in the context of existing streets such as Makiska, Aca Joksimovica, Repiska, Spasovdanska, and Drage Spasic, a new access road (S1) and an infrastructure corridor are planned. The remaining infrastructure systems (water supply, sewage, electricity, telecommunications, gas, and district heating) are planned in accordance with the total projected capacities.

The subject Plan covers parts of Aca Joksimovic Street, Trgovacka Street, Repiska Street, and Spasovdanska Street. The objectives of the planning document relate to the definition of public interest through the designation of plots for public use, the establishment of a traffic network in line with existing and planned developments, the provision of technical infrastructure capacity for current and future construction, the definition of corridors and construction rules for infrastructure systems, the introduction of environmental protection and improvement measures, and the regulation of construction on both public and other types of land use.

Within Zone A1, commercial activity facilities are planned, such as business offices, company headquarters, banks, insurance companies, and similar uses. The zone allows for the development of freestanding buildings. The maximum building coverage index for a parcel is up to 70%, and the maximum building cornice height is 15 meters, while the minimum percentage of unpaved and green surfaces in direct contact with the ground is 10%. Construction of one building per plot is permitted.
