


Gospodara Vucica and Deli Radivoja Streets retain their previously defined widths, as per the current detailed regulation plan. These streets are one-way and include sidewalks on both sides. Debarska Street is planned with a total width of 10 meters. Existing public transportation routes along Ustanicka Street will be maintained, with the possibility of future network reorganization in accordance with the evolving transport system. All utility infrastructure—water supply, sewage, electricity, telecommunications, gas, and district heating—is planned in line with anticipated future capacity and development.
This Plan covers part of the territory of the Municipality of Voždovac, specifically the block bordered by Ustanička, Gospodara Vučića, Deli Radivoja, and Debarska Streets. The planning area includes existing road networks and residential zones. The plan proposes improvements to transportation infrastructure and the development of mixed-use urban centers and residential areas.

Planned Zones 1. Zone S6 – Transformation Zone for Family Housing into Multi-family Housing This zone supports the transformation of partially developed urban blocks, allowing multi-family housing with compatible commercial uses (up to 20% of the plot’s total gross floor area). • Free-standing buildings: o Max building footprint (coverage index): up to 50% o Min green space: 50% (15% must be in direct contact with the soil) • Attached buildings (on one or both sides): o Max footprint: up to 60% o Min green space: 40% • Corner plots: o Footprint can be increased by 15% o Min green space: 31% • Maximum building height (to cornice): 18.0 m Subzone S6.2 – Existing Buildings Only This subzone allows only regular maintenance (no expansion or new construction). • Housing with compatible commercial uses (up to 20%) • Max coverage: 60% • Min green space: 40% (10% must be in direct contact with soil) • Max height: 18.0 m 2. Zone M4 – Mixed-Use Urban Centers (Higher Density) This zone is divided into two subzones. • Subzone M4.1 o Ground floor must include commercial uses o Compatible uses allowed up to 20% of gross area o Max footprint: 60% (up to 15% more for corner plots) o Min green space: 40%, or 31% for corner plots (min 10% in direct soil contact) o Max building height: 32 m • Subzone M4.2 o No new construction permitted o Only regular and investment maintenance allowed, without expansion o Existing structures are retained as-is
