The subject Plan covers a section of the Palilula municipality, specifically the block bounded by Cvijiceva Street, Despot Stefan Boulevard, Kralja Dragutina Street, and Vatroslav Lisinski Street, including the surrounding road network and connections to existing and planned infrastructure, with a total area of 0.98 ha. Within the Plan area, one characteristic zone is defined — M1: mixed urban centers in the central area of Belgrade, intended primarily for commercial uses. In the zone facing Vatroslav Lisinski and Kralja Dragutina Streets, the maximum cornice height is 15 m, while in the second zone, the maximum permitted height is 32 meters.The minimum percentage of open and green areas on the parcel is 30%, of which 5% must be in direct contact with the ground, and an additional 5% must be provided as green roofs and vertical greenery.
