Within the scope of the Amendments and Modifications to the Plan, the P1 industrial zone is proposed, which includes areas for other purposes within three subzones: P1.1, designated for the fuel supply station; P1.2, allowing for a service center and compatible commercial uses; and P1.S, designated for the access road. The maximum land coverage index for zone P1 is 50%, while the minimum share of green areas is 20%, of which at least 10% must be unpaved. The maximum roof ridge height is set at 18 meters. The planning basis for the preparation of the Amendments and Modifications to the Detailed Regulation Plan includes the following: the Spatial Plan of the E-75 Highway Infrastructure Corridor (“Official Gazette of the Republic of Serbia” Nos. 69/03, 36/10, 143/14, 81/15, and 113/22); the General Regulation Plan for the Construction Area of the City of Belgrade (Units I–XIX) (“Official Gazette of the City of Belgrade” Nos. 20/2016, 97/2016, 69/2017, 97/2017, 72/2021, and 27/2022); the General Regulation Plan for the Green Space System (“Official Gazette of the City of Belgrade” No. 110/19), which indicates that there are no designated public green areas within the boundaries of the plan amendments; and the General Regulation Plan for the Network of Fuel Supply Stations (“Official Gazette of the City of Belgrade” No. 34/2009).

The subject plan covers an area of 2.83 hectares and includes the site of a fuel supply station located on the right-hand side of the E-75 highway in the direction of Subotica, with connections to existing and planned infrastructure. The purpose of this planning document is to re-examine the previously proposed solution defined in the General Regulation Plan (GRP) for fuel stations with supporting facilities (on both the left and right sides), to define construction zones and infrastructure corridor protection zones, and to ensure integration with both current and future infrastructure. Additionally, the plan aims to retain the planned fuel station with supporting facilities within the designated P1 industrial zone.
